Price Shopping for a Home Inspector

Lately it seems I’ve been getting 3 or 4 price shopping buyers per week for home inspection quotes. I would like to address those who call around to find the cheapest inspector. First of all if they are not licensed with the State of Delaware, they are not legitimate. There are currently around 60 inspectors registered with the state as “licensed inspectors” however there are only 15 in the Delaware chapter of the American Society of Home Inspectors which has monthly training sessions, has had people on the board of Directors of NCCBOR (me) keeping track of trends and issues, on the state board formulating the law for home inspectors, representation with national ASHI, etc. While saving money is always a good idea, shopping for inspectors is not the same as shopping for clothes. If you make a mistake with clothes you can take it back, with home inspections there is no “do over”.

When shopping for home inspectors or home inspections please keep in mind the following:

*The difference between the lowest and highest price home inspector is generally less than $100.

*The difference in price between the lowest and highest price inspector may be 500 inspections experience vs 10,000 inspections experience.

*The difference in experience generally translates into missed items or gaps in knowledge, especially with a difficult inspection (needing lots of repairs), an older home, a forecloser, or a historical property. This can result in thousands of dollars in needed repairs that could have been negotiated prior to settlement.

*Your recourse after the fact is minimal.

* Reports are not the same, some are computerized, some have pictures, some are fill in the blank, and some are hard to follow. A sample of my inspection is on the website. Make sure the inspection report for the inspector you SELECT is easy to follow and indicates clearly what the major issues are.

*Lastly talk to the inspector on the phone and get comfortable or better yet, talk to your settlement attorney or agent for recommendations. If you can’t talk with the person who will be coming to your home in advance, re-think the selection. A quality inspection by an experienced inspector makes the home inspection negotiation clean and concise, the settlement smooth.
